Mt Albert villa renovation
By changing the original floor plan and making use of previously under utilised attic space, this family have updated their lovely Mt Albert villa to better suit their lifestyle.
Homeowner, Liz, was keen to modernise her family’s large Mt Albert villa. The home’s original floor plan was altered to create better flow throughout the downstairs living spaces. The large, open plan kitchen-dining area now boasts an island bench. A cosy corner window seat was built under original stained glass windows.
To connect the formerly separated lounge and kitchen, a large opening was added, creating an easy, modern flow for family and guests. Old fireplaces were removed from both the lounge and a downstairs bedroom to provide additional floor space. The wooden floorboards were repaired and polished to provide continuity throughout the downstairs spaces.
For easy access to the second story, the old spiral staircase was replaced with a full staircase rising from the entrance foyer. With treads that match the original flooring, the stairs are wide and safe, with lighting recessed into the walls. The upstairs loft proved to be a source of untapped potential. It now hosts the master bedroom, an ensuite and a large walk-in wardrobe. A generous lobby area at the top of the stairs has a large window seat, a reading nook and space for some in-home gym equipment.
Outside the villa has been transformed. The timber weatherboards were renovated and have been freshly painted. New steps have been built, along with retaining walls for gardens that line the lawn.
Testimonial
“James was truly challenged when we had to speed up the delivery deadline as New Zealand announced a strict lockdown during the beginning of 2020 and our family had nowhere to live if the project wasn’t finished early. James is very honest. His pricing was fair, and he built to the budget with open communication about the changes we made. Agents who have seen the property before and after the renovation were shocked by the difference.” - Isaac, Project Manager and family member
